Room-in-the-Roof 

Simply stated, a room-in-the-roof is possible by the removal of roof load-bearing components that are in the way.

Thanks to the phenomenal bending strength of the Mantle Roof Panels, large spans can be created that allows for living space within the roof.

Dependant upon the elevations allowed, and the pitch of the roof, roof panels may go down to the floor or onto a dwarf wall.  Normally living space is figured from wherein 1.5m head height is achieved, to the apex of the roof.

A partition wall can easily be placed under the eaves to allow for storage closets in the space that normally will not be used for other purposes.

Dependent upon the pitch of the roof, this can become a plentyful storage location for most families.

Internal angles of roof inclinations can be seen from a new perspective: An opportunity to do individual interior designs that adds charm and character to a property. 

When gable walls are used in conjunction with room-in-the-roofs, attic space can seem to equal storey space, therefore the roof space becomes a storey and creative dormer solutions can also be used.

When elevations do not allow proper living space, we advise putting in a proper floor anyway, as planning permissions may be granted in the future for the raising of the elevation of the structure or the addition of large dormer windows that generate living space. 

As an attic, it becomes a perfect place for storage or children's playrooms.

 
 

To incorporate this function, speak with your architect or designer who will happily design accordingly, or send us your plans and we will always respond with a room-in-the-roof design if permitted elevations allow for it.

It seems one can never have enough storage space, and Planning for the Future only emphasises the need for planning usage of normally wasted space in the attic.  

You may not need the space, but property values certainly are increased with further space, and the next family may need the space.  

Finally, why not use the space since you're paying for it in the first instance?  Converting an attic during new-build to a room-in-the-roof costs hardly nothing, as the insulation is already built in. 

Please remember to plan ahead; if a bathroom or loo will be required in the attic/room-in-the-roof, design in plumbing and power that just remain unused until the time comes to use them.
